Pierre's 2024 Marketing Plan:

My 2024 Marketing Plan was created from years of experience and is one of the most thorough in the industry. It is tailored to individual property and specific client needs, and to sell your property in 30 days or less:

  1. Physically prepare your property to show as best possible. I can also bring in professional stagers if the situation calls for it.
  2. Ensure your property shows great in the MLS. This includes use of professional photography (I pay for it) and detailed Property Remarks. This is critical because my MLS feeds its data and photos into Zillow, Redfin, and dozens of other internet real estate marketing sites, so we want your property looking its best. This is the most critical marketing step! The MLS and its Internet feeds reach far more buyers than all other marketing efforts combined. The first time a buyer sees your home will be on the Internet so we want the best "first impression" possible.
  3. I personally review and update your property’s Zillow and Redfin profiles if necessary, and I ensure the photos are correct. This helps to boost its AVM values (“Zestimate”) on those sites.
  4. I snail-mail “Coming Soon” or “Just Listed” postcards to 100-200 neighbors in case they have any friends or family looking to purchase in the area (commission-dependent).
  5. Occasionally I hold a “Nosey Neighbors” twilight open house. Sometimes it's nice to get the nosey neighbors through early so they don’t impede future open house activity.
  6. I create a single-property website for additional internet marketing (www.youraddress.com).
  7. I place a For Sale sign with full color flyers outside your property as well as flyers inside. My flyers normally have helpful infographics on the back. It’s more expensive, but gets much more interest from buyers.
  8. I advertise your property on my Facebook Business page and I “boost” it (paid ad for wider demographic/geographic coverage). Those boosted ads also roll on to Instagram feeds as ads. I take advantage of the analytics and tracking pixel capabilities provided.  
  9. Your property will be a Featured Property on my website.
  10. I promote your property within my personal network sphere (several hundred agents strong).
  11. I will email blast a flyer on your property to 41,000+ LA County agents (commission-dependent).
  12. Open houses – Normally 3 hours on a weekend  day. I use lots of lead-in signs and I remove them after each open. Neighbors hate open house sign litter!
  13. Broker’s Open House – An open house for brokers and agents. With your approval I will do a BOH one day the first week we’re on the market. The day vary by city, Tuesday thru Friday usually between 12-2PM.
  14. I follow up on all agent showings and I personally provide you with weekly updates.
